The Role
The Technical Manager at ARETE safeguards the technical value of the portfolio. Their judgement informs key investment decisions, and they ensure that assets deliver their full potential throughout their life cycle. The role is built on accountability, precision and a long-term perspective.
What You Will Do
- Take responsibility for the technical condition of buildings and building systems across the entire portfolio: ventilation and air conditioning, cooling, electrical installations, BMS and building controls, fire protection systems and more
- Lead the technical part of due diligence for acquisitions and exits and prepare TDD reports
- Translate technical risks and deferred maintenance into CAPEX and OPEX plans
- Review and comment on technical documentation: planning permit documentation (DSP), construction documentation (DPS), as-built documentation, fire safety reports (PBŘ) and more
- Oversee the delivery of OPEX and CAPEX projects, refurbishments and upgrades
- Monitor the legal, technical and safety compliance of properties and prepare technical reports for investment decisions
- Run supplier tenders and control the quality of their work
- Optimise the technical and financial performance of portfolio assets
- Follow technical trends, legislative changes and developments in technical building management
Who We Are Looking For
- University or secondary education in a technical field
- A practical, hands-on approach to solving technical problems
- Proven experience in technical property management, technical asset management or TDD
- Ability to read, analyse and review technical documentation
- Experience preparing CAPEX and OPEX plans and technical budgets
- Advanced MS Excel skills (formulas, macros, pivot tables)
- Category B driving licence
- Czech at a working level, spoken and written
- English at a working level, spoken and written
What We Offer
- Technical responsibility for the entire portfolio and decision-making on the investor side, not management of a single building
- Long-term cooperation with a stable, established company
- Competitive remuneration, a bonus scheme and flexible working hours
- Opportunities for professional growth and further training
- Multisport card, meal allowance and refreshments at the office
- Company mobile phone and laptop
- 5 weeks of holiday
- Company events
Before You Apply
Please make sure you can answer yes to all three questions. If not, the position is not the right fit for you.
- Have you got at least 5 years of experience in technical property management, technical asset management, TDD or building services?
- Do you hold a secondary or university degree in a technical field (construction, building services, electrical engineering)?
- Have you independently prepared CAPEX or OPEX plans or technical budgets and briefed and supervised external contractors?
This is not a hands-on building maintenance role.
Selection Process
Please send your CV in English; a cover letter is optional. The process has three stages: a 30-minute screening call with HR, partly conducted in English; a second round with your future line manager; and a final round with the company’s management.
